Step-by-step guidance for securing demolition and plumbing permits in Miami-Dade County

Step-by-Step Permit Guide

1. Gather Required Documentation

We collect and prepare all necessary documents, including:

  • Completed Permit Application
  • Existing Valid Survey
  • Signed Demolition and Fence Plans
  • FPL Disconnect Letter
  • Plumbing Sewer Application (signed by a Coral Gables–registered plumber)
  • Letter of Intent from Owner
  • Historical Significance Clearance (from CG Historical Resources if applicable)
  • Property Photos
  • Warranty Deed
2. Submit Application
We submit everything through the City of Coral Gables online portal.
3. Pay Applicable Fees

Once fees are calculated, we handle the payment through the portal and invoice you accordingly.

4. Plan Review Process
The city will review all documents to ensure code compliance. If revisions are requested, we’ll handle the updates and resubmit.
5. Permit Approval and Issuance

When plans are approved and fees are paid, the permit is automatically issued. We’ll download the permit and all related documents from the provided instructions.

6. Inspections

We schedule and manage all inspections required throughout and after demolition.
