Demolition & Plumbing Permit Process

1. Gather Required Documents

 Before applying, we help you secure all necessary documentation, including:

  • Recent Site Survey (within 6 months, drawn to scale by a certified surveyor)
  • DERM Approval from the Department of Environmental Resources Management (for commercial or multi-unit structures)
  • Tree Boundary Survey showing all trees on the property, including those in the public right of way FPL Disconnect Letter verifying power shut-off by Florida Power & Light TECO Letter confirming safe disconnection of gas service
2. Complete the Permit Application

We'll send the City of Miami's application for your signature and handle electronic submission through the iBuild portal. You'll then receive upload instructions from eplans@miamigov.com.

3. Pay Initial Fees

Permit fees are based on project size and must be paid before the review process begins. We’ll guide you through payment options.

4. Submit Plans and Documentation

 All required plans and documentation are uploaded to the city’s ProjectDox portal per the city's guidelines.

5. Application Review & Revisions

The city will review your submission. We respond to any feedback or revision requests promptly to keep your project moving.

6. Permit Approval & Final Fees

Once approved, remaining permit fees are paid and we pull the permit. All final documents and approved plans are downloaded for the jobsite.

7. Demolition Begins

With your permit in hand, demolition work can legally begin.

8. Required Inspections

 We coordinate all required inspections throughout and after demolition, including:

  • Final Public Works
  • Final Zoning
  • Final Building
  • Sewer/Water Disconnect
  • Final Plumbing
  • Septic Tank Abandonment (if applicable)
