Demolition Permit Process

1. Gather Required Documentation

  • Recent Site Survey: Prepared by a certified surveyor, not older than six months, and drawn to scale.

  • DERM Approval: Obtain approval from the Department of Environmental Resources Management. (Only for commercial or multiple-unit buildings)

  • Tree Boundary Survey: Tree Boundary Survey depicting all trees on-site, including those in the right of way.

  • FPL Disconnect Letter: A formal letter from Florida Power & Light confirming the disconnection of electrical services to the property.

  • TECO Demo Letter: A letter from TECO (Tampa Electric Company) confirming the safe disconnection and removal of gas services

2. Complete the Application

  • We will send you over a permit application to sign and submit the signed application electronically through the iBuild portal.

  • We will then receive an email from eplans@miamigov.com with instructions for document submission.

3. Pay Upfront Fees

  • We will pay an upfront fee that is required, based on the total size of the project, as per the City's ordinance. You will be billed upon a

4. Submit Plans and Documents

  • We will electronically submit all required plans and documents through ProjectDox portal as per the instructions received.

5. Await Application Acceptance and Review

  • The city will review the application and all submitted documentation.

  • We may be asked to respond to feedback or provide additional information/documentation.

6. Obtain Permit Approval

  • Once all reviews are complete and any issues, if any, have been addressed, we will receive approval.

  • Once approved, we must pay all remaining permit fees to pull and print permit cards.

  • Then download approved plans and documents.

8. Proceed with Demolition

  • With the permit in hand, we may begin demolition work.

9. Schedule Inspections

  • During and after demolition, we will schedule necessary inspections to ensure compliance.

  • We will ensure all required inspections are passed as per City guidelines.

List of Required Inspections

  • Public Works: Final Public Works

  • Zoning/CE: Final Zoning

  • Building: Final Building

  • Plumbing: Sewer/Water Disconnect

  • Plumbing: Final Plumbing

  • Plumbing: Septic Tank Abandonment

7. Add Plumbing Contractor

  • Once Demolition Permit is approved we may go ahead and add a plumbing contractor.

  • We will go into iBuild and add a plumbing qualifier through the portal.
